Rehabilitation of Vacant Land with Urban and Environmental Value

The Harmony Life project emerges from the opportunity to transform an area historically classified as vacant land, yet zoned with high potential for urban development.


Although previously underutilized, the site is strategically located and possesses urban conditions that enable comprehensive regeneration.

However, the site presents certain environmental constraints that require a detailed technical study to fully understand their actual impacts.


Thus, a redefinition of these limitations is proposed, based on updated evidence from the area's ecological and urban context.
The project's approach is not simply to adapt the land to a pre-designed plan, but rather to build a model that respects and responds to the site's real conditions, achieving a harmonious integration between the natural and the built environment.

Key actions for responsible land development:

  • Conducting detailed environmental studies analyzing the existing biodiversity and the ecosystem’s carrying capacity.

  • Architectural proposals minimizing direct environmental impact through passive technologies and sustainable design strategies.

  • Environmental compensation programs benefiting the community directly, such as the creation of parks, green corridors, environmental education spaces, and wetland restoration.

  • Redefining environmental constraints based on findings supported by scientific data, ensuring a balance between conservation and responsible development.

Additionally, Reedy Creek includes the acquisition of a legally encumbered lot, which will be regularized and donated to the community as fully equipped public infrastructure intended for community services and social programs. This concrete action reinforces the project’s commitment to urban justice and territorial equity.

The proposed densification  Harmony Life delivers clear environmental and social benefits:

  • Reduction of urban sprawl: By utilizing intra-urban land already connected to existing infrastructure, pressure on surrounding rural and natural areas is avoided.

  • Public resource efficiency: Optimizing the use of existing investments in transportation, water, sanitation, and electricity networks within the consolidated urban area.

  • Creation of a functional urban node: Promoting a new center of activity that improves mobility, access to services, and reduces reliance on private vehicles.

Transforming an underutilized vacant lot into a vibrant urban hub, integrating nature, housing, and services.
Using vertical construction and densification strategies avoids urban sprawl and the fragmentation of the territory.

Acquiring a legally conflicted plot to incorporate it into the public space through comprehensive legal and urban intervention.
This parcel will be fully equipped with facilities such as social service centers, libraries, sports facilities and community spaces, improving residents' quality of life.

Environmental regeneration includes the restoration of green spaces, biological corridors, and water bodies.
